No. There is no “pass or fail” during an inspection. A professional home inspection is an examination of the current condition of the home. It is not an appraisal, which determines market value, or a municipal inspection, which verifies compliance to local codes and standards. The Home Inspector will describe the physical condition of the home and indicate what may need repair or replacement.

We will email the report within 24 hours of the inspection. If you don’t have an email address, we will either deliver or mail the report to you. If you are present at the inspection, we will discuss the findings at the completion of the inspection.

Your report will be computer automated and it will come with digital pictures under the discrepancies to help illustrate problems. Your report will be detailed yet easy to read.

When and how do I schedule an
inspection?
You can call us 7 days a week with no restrictions of the time you call. You
can also request your inspection online through our website. We do not have
company set times to perform your inspection and we only do two inspections a
day so we can spend sufficient time doing the inspection and spending time with
you, the client. Let us know what time is good for you and we will accommodate
you the best way we can.

How much does an inspection cost?
The price is based on the square footage and the location of the home. We don’t
charge extra for a home being older or having a crawlspace. We try to make
things very simple for you!

How do I pay for the inspection?
You can pay at the inspection by cash, check, or credit card. If you wish to
pay by credit card and you can not attend the inspection, you can call us with
the information. Buyers have the option to pay at closing providing the payment
is secured with a valid credit card. If you pay at the inspection, you will
receive a 10% discount.

How long will the inspection last?
Inspections
take a minimum of 2 hours to perform. Time is based on the size, age, and
condition of the home.

Should I be present during
the inspection?
We know your time
is valuable. Based on the time it takes for us to inspect a home, we recommend
that you be present towards the end of the inspection so we can discuss any
issues with you. If you like to be there for the entire inspection or you are
unable to attend, that will be okay too. Please let your Inspector know what
your plans are.

Will
weather conditions be a factor when performing an inspection?
It can depending
on the type of inspection and how bad or what type of weather it is. During an
Indoor Air Quality test, weather should be good with minimum wind because an
outside sample must be taken. Light to moderate rain is okay during a home
inspection but ideally, good weather conditions should be present so the roof
covering can be thoroughly inspected. Snowy conditions tend to be an issue
because we can’t perform a thorough inspection of the roof covering. If bad
conditions won’t warrant an inspection, we will call you and ask to reschedule.

Is a home inspection a
guarantee or warranty?
During
a home inspection, components and systems are checked at the time of the
inspection. No inspection company or Inspector can guarantee that a component
or system won’t fail in the future no matter how long ago that inspection took
place.

What if the report
reveals issues or problems?
No home is perfect! I have never found a perfect home (even new construction)
in my years of being in the business. Your report most likely will address
issues or problems with the home. Fortunately, most of the issues will probably
be minor in nature. I will ensure your report provides direction in what should
be done and I will also help you verbally on this matter. The important thing
to remember is that no home is perfect and to keep things in perspective.

Is there
anything I need to do prior to the inspection?
Yes. We need for you to review and sign a company contract before we can
do the inspection. Having a contract is a requirement from the NC Home
Inspector Licensure Board.

Why can't I have someone in my family who is very handy or a contractor, inspect
my home or a new home I’m buying?
Although the person you are considering to do your inspection may be very
skilled, this is one of the biggest mistakes some potential new homeowners or
owners make. The home inspection business is a unique profession like no other
and requires extensive training and experience. Home Inspectors often see
issues that others may not see or others may not think is a problem or concern.

If the house proves to be in good condition, did I really need an inspection?
Yes. As a buyer, seller, or even a long term owner, you can now have confidence
about the condition of the property. From the
inspection, you will have learned many things about your home, and will want to
keep that information for future reference.

Can I call you
after the inspection if I have questions?
Absolutely! You can call us whenever you like. We are always here to help you
anyway we can!
